Good news first: foreigners can own titled property in Costa Rica with the same rights as citizens. You don't need residency to buy.
That said, the process is different from the US or Canada. Here's what to know.
Title and due diligence. Your attorney should check the title in the National Registry, confirm there are no liens, and verify survey plans and permits.
Beachfront rules. Land within 200 meters of the high tide line is part of the maritime zone. The first 50 meters is public, and the next 150 meters is usually held as a government concession rather than titled land, with limits on foreign ownership. Ask about this on any beachfront listing.
Attorneys. Hire your own independent attorney. Don't share one with the seller.
Paying for your property. Most buyers in Costa Rica pay cash. Local financing for foreigners is limited, so plan your funding early. Funds are usually held in escrow until closing.
Closing costs. Expect transfer taxes, registration fees, and attorney fees. Ask your attorney for an estimate before you make an offer.
Ongoing costs. Annual property tax is 0.25% of the registered value. Higher-value homes may also owe a separate luxury home tax. Add HOA fees if you buy in a gated community.
