If you’re shopping for coastal real estate in Costa Rica, you’ll run into a classic decision: do you want an ocean view, or do you want to be able to walk to the beach? Both can be “dream home” material, but they deliver value in different ways: day-to-day living, rental performance, maintenance, and even what feels convenient over time. In this blog, we’ll break down the real differences between ocean-view and walk-to-beach properties so you can choose the one that matches how you’ll use the home.

Let’s start by defining what you’re comparing. Not all “ocean-view” listings are equal, and not all “walk-to-beach” claims mean the same thing. Ocean views can range from wide panoramic horizons to partial or seasonal views that change depending on foliage and conditions. Walk-to-beach should mean you can realistically walk in beach gear comfortably and safely, not just that the property is “near the ocean” on a map.

For most buyers, the right choice comes down to lifestyle. An ocean-view home tends to deliver its value at home. If your ideal day includes coffee with a horizon view, sunset dinners on the terrace, entertaining friends, and feeling tucked away and private, the view becomes part of your weekly routine, not just a photo you appreciate occasionally.

A walk-to-beach home, on the other hand, delivers value through convenience. If you want spontaneous beach time, quick surf sessions, sunset walks without planning parking, or an easy rhythm where cafés and shops are part of your day, walkability can change how often you get out and enjoy the area.

It’s also important to think beyond purchase price and consider ownership costs. Ocean-view properties are often in elevated areas, which can sometimes mean more complex construction and maintenance needs depending on the home. Exposure to wind and salt air can be part of the package, and access roads can matter more than buyers expect, especially in the rainy season.

Walk-to-beach properties come with their own set of tradeoffs. You may see smaller lots, denser neighborhoods, and less privacy in exchange for location. In some areas, noise and foot traffic can be more noticeable. If the best option is a condo, HOA fees and rules can be completely worth it, but they should be understood clearly upfront so there are no surprises later.

If you plan to rent the home, think about what your ideal guest values. Ocean-view rentals can justify higher nightly rates when the view is truly standout, and the photography delivers that “wow” moment. Walk-to-beach rentals often benefit from broad appeal because many travelers love being able to walk to the beach, restaurants, and town without coordinating cars, especially families, groups, and short-stay visitors.

When it comes to resale, both features can hold value well, but the strongest performers are usually properties that clearly deliver on the promise. Buyers pay premiums for undeniable

benefits: a truly open view or genuinely comfortable walkability. Homes that are “almost” in one category often don’t command the same long-term premium. Think of a view that disappears seasonally or a “walk” that feels unpleasant.

A quick way to decide is to picture your weekly routine. If you’ll spend more time enjoying the home itself, terrace living, privacy, entertaining, ocean-view may be the better fit. If you’ll spend more time out the door walk-to-beach may be the smarter choice.
